Before selling because of cash flow, check these six things
Keep the property through difficult periods.
Best for: Investors under cash-flow pressure who are considering selling
Cash flow pressure is the most common reason investors sell earlier than planned. Before you list, it's worth confirming the problem is actually what you think it is.
Why this matters
A sale triggered by cash flow pressure is often a decision made under stress rather than a considered one. In many cases the underlying issue is fixable, and selling locks in a loss of the asset's future growth and any tax position you've built.
What to check
- Finance and interest rateIs your rate still competitive, and is a better structure available?
- Current market rentA $50 per week gap is $2,600 a year of pressure you may not need to have.
- Property management feesAre they in line with what's standard for your market?
- InsuranceDoes the cover still match the property — in both directions?
- Tax position and depreciationIs your depreciation schedule current, and is your tax position what you assume it is?
- The actual cost of sellingAgent commission, marketing, conveyancing, loan discharge, possible CGT consequences — and the future cost of getting back into the market.

What happens next
Score each area: is it already optimised, or is there room to move? Often two or three small adjustments across these five areas close the cash flow gap without needing to sell.
Important considerations
- Selling costs are real money: agent commission, marketing, legal and conveyancing costs, loan discharge costs, possible CGT consequences, and the cost of re-entering the market later.
- This is general information, not personal financial or tax advice. Confirm your position with your own adviser before acting.
THE HOLD QUESTION
Is selling fixing the underlying problem, or simply removing the monthly cash-flow pressure?
NOT SURE WHAT TO ASK AI?
Ask a Better Property Question
Most people don't need more AI — they need to ask AI better questions. Type your question (or skip it) and copy a prompt that makes any AI tool ask you the right things first.
I am trying to understand this property issue. Before answering, identify any important information that is missing. Ask me only the questions that materially affect the answer. Once I respond, explain the issue in plain English, separate facts from assumptions, identify the main risks and give me the next three actions. Flag anything that should be confirmed with a qualified professional.
